Bringing Solar to Scale: Prologis Launches 45-Site, 82-Megawatt Community Solar Program in Illinois

August 2025 — Prologis has initiated one of the largest community solar programs in Illinois, with 45 rooftop solar installations set to deliver a combined 82 megawatts (MW) of clean energy. This ambitious project will generate enough electricity to power up to 10,000 homes and marks a major step in expanding access to renewable energy for underserved communities.

The first site, located at the Franklin Park 3 property in the Chicago area, is already operational and contributing 1.56 MW to the grid. Dozens more rooftop solar arrays are under development throughout the Chicagoland region, with full deployment expected over the next two years.

A key feature of the program is its equitable energy access model. More than half of the energy credits will benefit income-qualified households, significantly reducing utility bills for families across the region. This initiative allows residents and businesses to subscribe to shared solar installations and receive bill credits through ComEd, the local electric utility.

Illinois has become a national leader in community solar due to forward-thinking legislation that promotes streamlined approvals, financial incentives, and expanded access. The state’s community solar capacity has grown by over 400% since these laws were enacted.

Prologis’ community solar model transforms warehouse rooftops into critical energy infrastructure, contributing to grid reliability, lower emissions, and local economic benefits. The company owns, develops, and maintains these projects, while partners like SunVest oversee system design and interconnection.

Subscribers receive renewable energy credits without installing rooftop panels themselves. The program aligns with Prologis’ global sustainability target to achieve 1 gigawatt of installed solar and storage capacity by the end of the year.

For residents and businesses in ComEd’s service area, this represents a unique opportunity to support clean energy while saving on electricity costs.

“This is the future of industrial real estate,” said Prologis, “enabling supply chains, strengthening energy systems, and helping communities thrive.”
