Global architecture studio Foster + Partners has announced the completion of 270 Park Avenue, a striking 1,388-foot (423.1-metre) skyscraper built for JPMorgan Chase in Manhattan. Now ranking as the sixth-tallest building in New York City, the new tower redefines the skyline of Midtown with its expressive bronze diagrid and innovative cantilevered structure.
Rising on the former site of the Union Carbide Building—a 1960s structure by SOM—the new skyscraper provides workspace for approximately 10,000 JPMorgan Chase employees. Designed as a “workplace of the future,” it emphasizes sustainability, wellness, and modern flexibility.
At its base, 270 Park Avenue features a dramatic cantilever supported by bronze fan columns, allowing for expansive public space and landscaped gardens that offer 2.5 times more public area than the previous building.
“The unique cantilevered structure delivers generous public space and sets new standards for wellbeing,” said Norman Foster, Founder and Executive Chairman of Foster + Partners. “With tall, light-filled interiors and high levels of filtered fresh air—twice that of building codes—this is the workplace of the future designed for today.”
Inside, the building’s design showcases the geometric consistency of the exterior, with adaptive lighting and gridded ceiling patterns extending through the grand lobby. Trading floors, offices, and collaborative workspaces occupy the upper floors, incorporating the tower’s structural diagrid as a key architectural feature.
Several firms contributed to the interior environments—SOM and Gensler among them. Gensler described its design approach as creating “neighbourhoods” within the tower, complete with two-story cafés and flexible collaboration zones to foster connection and mentorship.
At the heart of the skyscraper lies The Exchange, a multi-level food and beverage concourse housing multiple restaurants and lounge areas—described by JPMorgan Chase as a “city within a city.”
Emphasizing sustainability, the new tower operates on 100% electric energy and reused 97% of materials from the demolished Union Carbide Building. Foster + Partners’ vision positions 270 Park Avenue as a symbol of architectural evolution—balancing heritage, innovation, and environmental responsibility in the heart of New York City.
