Since setting this target in 2019, Grosvenor has retrofitted approximately 1.4 million square feet of its Mayfair and Belgravia portfolio, significantly enhancing energy efficiency. A major milestone includes replacing over 50 gas boilers with fossil fuel-free alternatives, resulting in a 40% reduction in gas usage across the estate.
While these infrastructure improvements have proven impactful, Grosvenor identified that fit-out design and material choices also contribute substantially to both operational and embodied carbon emissions. To address this, the company introduced a free Sustainable Fit-Out Guide designed to assist its retail and commercial occupiers—particularly independent businesses—in integrating sustainability into their interior designs.
The guide provides practical steps for low-carbon design, including checklists for energy-efficient lighting, reuse of materials, and water-saving fixtures. It also includes technical specifications for material selection and waste management, ensuring that sustainability is considered from the start of every lease.
One standout success is the Green Michelin Star restaurant Apricity, which achieved a 45% reduction in embodied carbon by prioritizing reclaimed materials and responsibly sourced fixtures during its fit-out.
