Mirvac has been selected to partner with DevelopmentWA to deliver a major new masterplanned community in Karnup, a rapidly growing southern suburb of Perth, marking one of Western Australia’s most significant residential development projects.
Under the partnership, Mirvac will lead the first stage of development across 155 hectares of the broader 484-hectare site, delivering approximately 1,500 homes, a primary school, and a local commercial centre. The project aims to establish a vibrant, inclusive and sustainable neighbourhood that supports the state’s long-term housing needs.
Mirvac General Manager – Residential Development WA, Elysa Anderson, said the project reflects Mirvac’s long-standing expertise in creating high-quality masterplanned communities.
“With our proud 50-year history of delivering quality communities, we are excited to work with DevelopmentWA on Karnup to create a place that reflects the aspirations of Western Australians,” Ms Anderson said. “This project supports the WA Government’s long-term housing strategy by providing a steady supply of residential land and fostering a connected, inclusive community from the outset.”
The development will offer a diverse range of housing options, including social housing, affordable and market-rate homes, and land-lease arrangements. Modern construction methods will be used, supported by integrated green spaces designed to enhance liveability, sustainability and community wellbeing.
Mirvac Development Director WA, David Parsons, highlighted the project’s strategic importance, particularly its proximity to the Henderson Defence Precinct and Australia’s AUKUS commitments.
“Karnup is a critical location for future housing, given its close connection to defence and industrial employment hubs,” Mr Parsons said. “Our proposal strongly aligned with DevelopmentWA’s vision by prioritising community needs, cultural heritage and the delivery of much-needed housing in a growing region.”
The Karnup site has been identified by the Western Australian Government as a priority growth corridor and forms part of the City of Rockingham’s District Structure Plan. It is earmarked for long-term urban development under the South Metropolitan Peel Sub-Regional Planning Framework.
Beyond housing delivery, the project is expected to generate significant economic and employment benefits, supporting construction, infrastructure and supply chain industries, including sectors linked to defence and AUKUS initiatives. Over the next decade, expansion of the Henderson Defence Precinct and HMAS Stirling is expected to create more than 10,000 direct jobs.
Mirvac will now enter an Exclusive Working Period with DevelopmentWA to progress detailed planning and approvals, with construction anticipated to commence in the coming years. The project reinforces Mirvac’s commitment to increasing housing supply and delivering connected, future-ready communities across Western Australia.
