Greenpoint Waterfront Apartments: A Trendy Living

Greenpoint waterfront apartments entered a new chapter this week as Lendlease welcomed the first residents to The Riverie and officially opened Riverie Park, a new public waterfront space along the East River in Brooklyn.

The all-electric residential development, located at 18 India Street (1 Java Street), is now leasing with immediate occupancy available. Developed by Lendlease in partnership with Aware Super, the project delivers 834 rental homes, nearly 13,000 square feet of retail, and an 18,000-square-foot waterfront park to one of New York City’s fastest-growing neighborhoods.

A Major Addition to the Greenpoint Waterfront

Spanning a full city block, The Riverie consists of two towers rising 37 and 20 stories above a six-level podium. The residences range from studios to three-bedroom homes, including penthouses and duplex townhomes. Thirty percent of the apartments are designated as affordable housing.

Select residences feature private terraces, balconies, and ground-level entrances inspired by classic Brooklyn brownstones. Floor-to-ceiling windows offer sweeping views across the East River, stretching from Midtown and Downtown Manhattan to Williamsburg and DUMBO.

Riverie Park Opens to the Public

Anchoring the development is Riverie Park, a new segment of the Greenpoint waterfront esplanade designed by James Corner Field Operations, the firm behind The High Line. The park restores a portion of the shoreline with native plantings and provides direct access to the India Street Pier, connecting residents and visitors to NYC Ferry routes serving Midtown Manhattan and the Financial District.

The park is open to both residents and the broader community, reinforcing the project’s neighborhood-focused approach.

Amenities Designed for Modern City Living

Residents at The Riverie have access to more than 130,000 square feet of indoor and outdoor amenities, including coworking suites, a two-story fitness center, yoga and recovery spaces, creative studios, children’s play areas, landscaped courtyards, grilling stations, and a rooftop pool heated by geothermal energy.

Additional conveniences include a 24-hour concierge, pet wash facilities, bike storage, and on-site parking.

Climate-Forward Design Sets New Standard

The Riverie features the largest vertical closed-loop geothermal system installed in a residential building in New York State, consisting of 320 boreholes beneath the site. Combined with the building’s all-electric design, the system is expected to reduce heating and cooling carbon emissions by more than 50% compared to conventional residential buildings.

The project is targeting LEED Gold certification and is designed to meet or exceed New York City’s Local Law 154 and Local Law 97 requirements.

Leasing Now Underway

Douglas Elliman Development Marketing is handling leasing for market-rate residences, while Settlement Housing Fund oversees the affordable housing program. Retail leasing is managed by Capricorn Retail Advisors, with Greystar serving as property manager.
