BEYOND Developments has unveiled EVERMORE, its first fully masterplanned destination on Marjan Beach in Ras Al Khaimah, marking the company’s strategic expansion beyond Dubai as part of its 2026 growth strategy.

Strategically positioned opposite Wynn Al Marjan Island, the EVERMORE Marjan Beach masterplan introduces a large-scale waterfront district integrating residential, hospitality and lifestyle components within a nature-led urban framework.


A 7 Million Sq. Ft. Coastal Destination

The EVERMORE Marjan Beach masterplan spans more than 7 million square feet of gross floor area, with a projected gross development value exceeding AED 25 billion.

Key features include:

  • 250,000 sq. metres of landscaped open space
  • A central botanical garden
  • 3.5 kilometres of accessible beachfront
  • 1 million sq. ft. of hospitality and branded residential offerings
  • A festival and events plaza
  • Botanical souks and an F&B village
  • A continuous beachfront promenade

Designed as a fully pedestrian masterplan, shaded walkways and green corridors link the botanical garden with the coastline, reinforcing walkability and human-centric planning principles.


Architectural and Urban Vision

The masterplan draws inspiration from French classical architecture, incorporating proportion, symmetry and spatial order within a contemporary coastal context.

Cascading structures are designed to maximize sea and landscape views, while pedestrian bridges, shaded pathways and integrated greenery enhance connectivity and comfort.

The project aims to harmonize architecture, hospitality and public space with water and natural landscapes — positioning EVERMORE as a long-term, self-sustained lifestyle district.


Strategic Significance for Ras Al Khaimah

EVERMORE represents BEYOND Developments’ first destination outside Dubai and its inaugural project in Ras Al Khaimah, signaling a broader regional growth trajectory.

Marjan described the project as the second-largest masterplan within its portfolio, reinforcing Marjan Beach’s positioning as a global lifestyle and investment destination.
