Urban Partners Skanska Housing Project Ørestad Unveiled

Copenhagen, Denmark — Danish real estate investor and urban developer Urban Partners has entered into an agreement with Skanska A/S to develop a mixed-use housing project on Ørestads Boulevard in Copenhagen. The project, acquired through Urban Partners’ NSF V fund, will comprise 210 residential apartments and 143 hotel apartments, addressing the growing demand for flexible urban living solutions in Ørestad.

Located near the Bella Center, the six-storey development will combine residential and hotel concepts designed to meet the needs of modern city dwellers. The property will feature shared amenities including communal kitchens, meeting rooms, a café, a roof terrace, and a 1,350 m² landscaped courtyard to encourage social interaction and community life.

The project is being developed and constructed by Skanska A/S and sold to Urban Partners through a traditional forward-purchase transaction, with payment due upon completion. A building permit has been granted, construction is set to begin in spring, and completion is expected in summer 2028.

“Ørestad and the Bella Center area are undergoing rapid transformation, and interest in flexible urban housing continues to rise,” said Thomas Riise-Jakobsen, Country Manager at Urban Partners. “Together with Skanska, we are leveraging the area’s strong connectivity to the metro, airport, and recreational spaces to create housing that supports living, working, and social interaction in one place.”

The Urban Partners Skanska housing project Ørestad will cover a total area of 13,100 m², with 8,400 m² allocated to residential units and 4,700 m² to hotel apartments. The building will be constructed as a concrete structure with wooden façade elements to reduce its climate footprint and is targeting DGNB Gold certification from the Danish Council for Sustainable Building.

Peter Nymann-Jørgensen, CEO of Skanska A/S, highlighted the project’s strategic location, stating, “Ørestads Boulevard 31 is ideally suited for a new type of modern housing and lifestyle that is increasingly in demand. We look forward to continuing our collaboration with Urban Partners.”

Once completed, the development will fill one of the final vacant plots along the metro corridor in Ørestad. Urban Partners was advised by Bruun & Hjejle, PwC, Colliers, and Nordic Hotel Consulting, while Skanska A/S was supported by Accura and EY.
