Skanska Residential Development in Warsaw Unveiled

Skanska has invested PLN 143 million (approximately SEK 360 million) in the third phase of its NU residential development project in Warsaw, Poland.

Located in the Wola district, the NU3 phase forms part of a larger six-phase development that is transforming a former industrial area into a modern and sustainable urban neighborhood.

NU3 to Deliver 156 New Apartments

The third phase will include three residential buildings offering a total of 156 apartments.

In addition, the development will feature landscaped courtyards, recreational zones, fitness areas, playgrounds and shared green spaces. These amenities are designed to improve residents’ wellbeing while enhancing the local environment.

Furthermore, the project supports Warsaw’s ongoing urban regeneration efforts by creating a greener and more connected community.

Sustainability at the Core of the Project

Skanska has incorporated several environmentally friendly technologies into the development.

The buildings will include photovoltaic panels to power common areas, helping reduce overall energy consumption. Additionally, residents will benefit from triple-glazed windows, double-insulated hot water systems and humidity-controlled air vents that improve energy efficiency and indoor comfort.

Moreover, each apartment will feature a smart home system, allowing residents to remotely manage heating and electricity usage.

Strong Environmental Certifications

The NU3 project has already achieved a preliminary BREEAM certification at the Very Good level.

At the same time, Skanska aims to secure the higher Excellent certification upon project completion.

The development has also received a “Green Home” pre-certificate from the Polish Green Building Council, recognizing its commitment to sustainable residential construction.

Construction Underway

Construction officially began in May 2026 and is expected to be completed by December 2027.

Once finished, the project will contribute to Warsaw’s growing supply of modern, energy-efficient housing while supporting the city’s broader sustainability goals.

Growing Demand for Sustainable Housing

The NU3 investment reflects increasing demand for environmentally responsible residential developments across Europe.

As homebuyers place greater emphasis on energy efficiency, smart technologies and access to green spaces, developers are increasingly integrating sustainability features into new projects.

For Skanska, the investment strengthens its position in Poland’s residential market while advancing its long-term focus on sustainable urban development.
