Skanska TingsParken Residential Project in Gothenburg

Skanska Sells TingsParken Residential Project in Gothenburg for SEK 380 Million

Skanska has agreed to sell its TingsParken residential development in Gothenburg, Sweden, for approximately SEK 380 million.

The buyer is the Folksam Group, through its subsidiary KPA Pension.

The project is located in the GoCo area of Mölndal, near Gothenburg. It will feature 128 rental apartments across three residential buildings.

Skanska will record the transaction in its Commercial Property Development business during the fourth quarter of 2026.

However, the transaction will close after construction finishes, with completion scheduled for the first quarter of 2029.

Skanska TingsParken Project to Deliver 128 Rental Apartments

The Skanska TingsParken residential project will provide 128 rental apartments in the GoCo development area.

The buildings will range from six to nine storeys in height.

Together, they will offer just over 7,700 square metres of leasable space, including a small commercial unit.

The commercial space will cover approximately 190 square metres.

In addition, the development will feature efficient apartment layouts designed to support comfortable residential living.

The project forms part of Skanska’s ongoing residential development activities in Sweden.

TingsParken Targets Energy Rating B

Sustainability is an important part of the TingsParken development.

Skanska has designed the project to achieve an energy performance rating of B.

Furthermore, the buildings will target Miljöbyggnad Silver certification, a Swedish environmental building standard.

The certification framework assesses environmental performance across several building-related criteria.

These sustainability targets reflect the project’s focus on energy performance and environmental building quality.

Skanska and KPA Pension Extend Longstanding Partnership

The transaction strengthens the existing relationship between Skanska Hyresbostäder and KPA Pension.

KPA Pension is part of the Folksam Group and has partnered with Skanska on several residential developments.

With the addition of TingsParken, the collaboration now covers 15 rental multifamily projects.

Together, these developments represent approximately 1,700 apartments.

The latest agreement therefore marks another investment in rental housing through the longstanding partnership.

SEK 380 Million Transaction to Be Recorded in Q4 2026

Skanska confirmed that the transaction is valued at approximately SEK 380 million.

The company will recognise the sale within its Commercial Property Development business in the fourth quarter of 2026.

However, ownership transfer and closing will take place upon project completion.

The development is currently scheduled for completion during the first quarter of 2029.

As a result, the agreement establishes the future sale of the residential property before construction is complete.

TingsParken Adds Rental Housing in Mölndal

The TingsParken development will add 128 rental homes to the GoCo area of Mölndal.

Its three residential buildings will combine apartment accommodation with a small commercial space.

Moreover, the planned energy rating and environmental certification will support the project’s sustainability objectives.

The Skanska TingsParken residential project also expands the partnership between Skanska and KPA Pension.

With completion targeted for early 2029, the SEK 380 million transaction represents another residential development agreement in the Gothenburg region.
