Villanova Dubai Townhouse Expansion Plans Revealed

Dubai, UAE | April 2026 — Dubai Properties, part of Dubai Holding Real Estate, has awarded contracts worth Dh1.1 billion ($299 million) to Metac General Contracting to build 850 townhouses at the Villanova development in Dubai.

Project Overview

The project forms part of the next phase of Villanova’s expansion, a growing residential community in Dubailand. The new development will operate under the name La Tilia and will be delivered in two phases:

  • Phase 1: 410 units
  • Phase 2: 440 units

The total includes:

  • 500 three-bedroom townhouses
  • 350 four-bedroom townhouses

Development Context

Villanova has already delivered 3,834 homes since its launch. The latest expansion reflects strong demand for family-oriented communities in Dubai.

The development focuses on livability and connectivity, offering:

  • Walkable streets and green spaces
  • Parks and cycling paths
  • Schools, retail, and community facilities

Its location in Dubailand provides access to major road networks and key urban infrastructure.

Industry Perspective

Khalid Al Malik, CEO of Dubai Holding Real Estate, said the contract award reflects continued demand for high-quality residential communities. He noted that Villanova has shown strong buyer appeal, and the expansion will build on this momentum.

Muhammad Sadiq Abdullah, General Manager of Metac General Contracting, stated that the company will focus on quality execution and timely delivery of both phases.
